Both the fireplace and surround are in fantastic condition. The only damage that we can see is shown in the listed photographs / there are a couple of small scratches in the surround and a rub mark on the one tile where the ash pan has been pulled out. The damage isnt really noticeable and you could argue that it adds character to the fireplace. Please see all photographs listed to confirm the condition, which really is very good.

We have cleaned and polished it since removal. The fire only requires a replacement cast iron Firebrick which fits in the gap at the back.

These can be bought easily online or ordered through your local fireplace shop. Fireplace = 96.5cm (W) x 95.5cm (H) x 30cm (approx depth). Surround = 130cm (W) x 117cm (H) x 25cm (depth). You require an approx 90cm (H) x 80cm (W) hole for the body of the fire to sit in. Please note that the fireplace was professionally removed and is now sat on protective cardboard elsewhere in our house.

If it doesnt look even on a couple of the photographs, this is because of the uneven cardboard it is stood on. The surround is a separate part to the insert and can be transported separately. The cast iron fire is very heavy and you will need to collect and load it yourselves. This has been a fantastic fireplace and we attach a photo of when it was lit the cat is not part of the sale!

The fire has been well maintained and the surround regularly wax polished.
